I know that most people believe that only licensed contractors can build homes. That is not true in most cases. There are locations that do have restrictions from DIY home building. These are usually in upper scale neighborhoods where local lawmakers, inspectors and Home Owners Associations restrict owner building. You probably don't want to build in those neighborhoods anyway and I see no reason to ever build a home with a HOA hovering over every home owner.
Homeowners are usually allowed to build their own home without the help of contractors. There is usually a code that states a homeowner needs to live in that home for a specified amount of time. This domicile requirement makes sure that unlicensed builders cannot build homes constantly for other people like licensed contractors do and then move on to other projects without getting licensed.
I had such a fear of inspectors at first when I realized I was allowed to build my own house as long as it passed inspections. I have test anxiety and inspections seemed to feel the same as any tests I've ever taken. That anxiety went away after the first inspection though as I learned that inspectors just want to work with the home owner to build a safe home that has common standards for other professionals to expect if they need to work on the home someday.
You will need inspections for building codes, electrical codes, plumbing codes, water and septic codes if the home is in a rural setting. There may be other codes depending on the location and the county. I learned in advance what each inspector was looking for and I tried to follow those guidelines, even though the electrical and plumbing inspectors had to return for a second visit after I made corrections. They were always nice to me and they had a lot of patience. It's always a good idea to speak with each inspector to obtain local information before work is done. Meeting with the inspector in advance will give you the opportunity to explain that you are an owner-builder. The inspector will give you advice to help you install all components correctly.
